PLEASE TAKE NOTICE that the Planning Board of the Village of Rhinebeck will hold a Public Hearing, pursuant to Chapter 120, Section 46, of the Village Law, on the Application of:

APPLICATION FOR: 1). Special Use Permit – Proposed accessory dwelling unit, whereby, renovation/conversion of an existing detached garage into residential space. The existing detached garage is 30x30, and the planned renovation/conversion will not expand its footprint of the detached garage. The proposed project is compliant with the required setback(s) for the Village. The proposal will also require an updated/expansion of the existing septic system in the back yard with Dutchess County Board of Health approval. This property is located in the Residential District.
Said hearing will be held on Tuesday, June 15, 2021, during the remote Planning Board Videoconference Meeting over Zoom. The meeting will begin at 7:00 p.m.
Based upon notices, and health advisories issued by Federal, State and Local officials related to the COVID-19 virus, as permitted under the Governor of the State of New York’s Emergency Order 202.1, due to public health and safety concerns, the public will not be permitted to attend the public meeting in person at any of the remote locations where the Planning Board will be situated, or in any other locations. The public will have the opportunity to see and hear the meeting live and provide comments via the Zoom videoconference meeting. Further details for the Zoom videoconference meeting will follow and be found attached with the meeting’s agenda. The public will have an opportunity to see and hear the meeting live, and provide comments when permitted by the Chair, especially, during any publicized public hearing.

Request: (2) Area Variances/Positive or Negative Recommendation to Zoning Board of Appeals –Proposed demolition of existing garage to be replaced with a new 2 story 2 car garage with breezeway and shed. Also, a porte cochere or carport on the northside of the house, impact 5 ft. and relief sought 5 ft. These proposed actions will need an area variance to comply with current zoning standards as the new garage, breezeway, shed, and attached carport exists 5 feet within the required 10-foot rear and side yard setbacks; relief sought is 5 feet. DCBOH approval is needed. This location is in the Residential and Historic Districts.
