PLEASE TAKE NOTICE that the Planning Board of the Village of Rhinebeck will hold a Public Hearing, pursuant to Chapter 120, Section 46, of the Village Law,
To discuss whether the proposed site plan project at 178 East Market Street, owned by Hal N. Buch and Lisa Renee Bare, will require a certificate of removal or demolition from the Planning Board of any historic building pertaining to an existing garage and outbuilding. Based on the standards and regulations set forth in Chapter 64 of the Village Zoning Code. The Board currently is considering the owners proposed new 3 car, 2 story garage to be constructed in its place.

Said hearing will be held on Tuesday, September 7, 2021, during the Planning Board Meeting at Village Hall, 2nd Floor, 76 East Market Street, Rhinebeck, NY 12572. The meeting will begin at 7:00 p.m.
ANNOUNCEMENT: As of June 25, 2021, Governor Cuomo has suspended the New York State COVID-19 pandemic state of emergency. All public meetings will revert to in-person at their originally noticed locations and conducted exactly as before the state of emergency. These meetings include all planning board and zoning board of appeals. Planning and Zoning Board of Appeals meetings will no longer be conducted remotely via Zoom.

To discuss whether the proposed garage project will require a certificate of removal or demolition based on the regulations and conditions set forth in Chapter 64 Historic Buildings Protection; for the existing barn/structure as it is recognized as a contributing structure. This location is in the Residential and Historic Overlay District. The proposed new structure is a new 2 story, 3 car garage, with additional space for storage of pool mechanicals and equipment. The proposed new structure will consist of a 1st floor entertaining area/living room with kitchen, 2nd floor will contain office, gym, and room for a 3D golf setup.
